The Ministry of Defence on September 07, 2026, has issued the Draft Nasirabad Cantonment Building Bye-laws, 2026 under Section 251 of the Cantonments Act, 2006, in supersession of the earlier notification dated January 17, 1956. The draft provides a 30-day period from the date copies of the Gazette are made available to the public for submission of objections or suggestions to the Cantonment Board, Nasirabad, either in writing or through the specified email address.
The draft lays down requirements for building plan sanction, online application through the eChhawani portal, eligibility based on valid occupancy/land rights, payment of application and development charges, and submission of prescribed documents. It also provides incentives for rooftop solar and rainwater harvesting for buildings below 300 sq. m., while making these facilities mandatory for plots exceeding 300 sq. m. The bye-laws further prescribe conditions for sanction, revalidation, revocation of approvals, commencement and completion notices, occupancy certificates, and compounding of certain unauthorized constructions.
The draft also introduces zoning provisions dividing the Cantonment into Zone I and Zone II, with specified FSI, ground coverage, building height and permissible storeys. Zone I provides FSI of 2.0 with ground coverage ranging from 90% to 50% based on plot size, while Zone II permits 50% ground coverage and FSI of 0.5. In both zones, the maximum building height is 18 metres and the maximum permissible configuration is G+2/stilt+3 where stilt parking is used.
The draft also prescribes front, side and rear setbacks and open-space requirements, including specific provisions for school buildings and permitted uses within setback areas.
